Paperwork before the first visit
Most towers here want a certificate of insurance naming the association, plus the names of anyone entering. Both go over once, ahead of the booking, and are kept current, so no visit is ever turned back at the desk.
Almost every building here went up after 2000, which means a concierge desk, a booked service elevator and a certificate of insurance on file before anyone cleans a South Beach apartment.
Flat price in about 60 seconds. No walkthrough, no phone tag. 100% satisfaction guarantee.
MaidSimple works throughout South Beach, California, cleaning houses, condos and townhomes. Buildings here run on rules, so the insurance certificate and crew names go to your HOA or management company ahead of the first visit, and the service elevator is used inside whatever window they allow. The cleaners themselves are W-2 employees who have been screened and are covered while on site. Flat pricing opens at $240. Homes across 94105, the northern part of 94107 and 94158 are covered.
High-rise apartments are a different kind of work from a house, and the difference is not size. There is no yard, no attic and very little outside dirt, so the job concentrates into three things: a wall of glass, hard flooring that shows everything, and kitchens and bathrooms finished in stone and stainless. A two-bedroom on the twenty-fourth floor can take as long as a small house, nearly all of it spent on surfaces you either see through or see yourself in.
Access is the other half. Towers along the Embarcadero and around Oracle Park each have their own arrangement — vendor registration at the desk, a service lift with padded walls, a loading dock with a time slot, quiet hours. All of it is collected once when the account is set up and kept on file. After that the crew signs in and goes up without anyone having to telephone the building.
Nearly all the housing is post-2000 concrete and glass towers, plus a smaller number of converted brick warehouses toward South Park. Units run from 600 square foot one-bedrooms to 1,800 square foot three-bedrooms, all on a single level. Floor-to-ceiling windows, engineered wood or polished concrete, quartz or stone counters, stainless appliances and laundry in the unit are close to standard. Balconies are small and glass-railed. Buildings keep concierge desks, service lifts and written rules for anyone working inside.

Knowing these before the van arrives is most of what makes a visit go well.

With a window wall in every room, interior glass stops being an extra and becomes the main event. Panes, frames, the track at the balcony door and the glass balustrade outside it are all on the standard list up here.
Vendors ride the padded service elevator and some buildings limit it to set hours. Crews arrive inside that window with everything on one trolley rather than making trips, which is why the building rules are taken at sign-up.

How it works →Baseboards, inside appliances, grout and vents — the detail work that resets a home.
How it works →Empty-home cleaning judged against a landlord’s checklist, for deposits and handovers.
How it works →Weekly, bi-weekly or monthly visits from the same team, at a standing discount.
How it works →Most cleaning companies send whoever is available that day. Our cleaners are our own trained, vetted, W-2 employees — which costs us more in payroll tax, workers’ comp and training, and is exactly why the same people come back to your home and the standard holds.
If anything’s not right, let us know within 24 hours and we’ll come back and re-clean it — completely free. No forms, no fuss, no fine print.
The general FAQ covers access, supplies, rescheduling and the guarantee.
Yes, and it is routine in this neighborhood. Give us the management company name and an email at booking, and the certificate goes over naming the association as additional insured, with crew names if the desk wants them. Buildings that require three weeks of notice are no problem; the first visit is simply booked accordingly.
By working the edges dry and finishing with a clean pass instead of flooding the pane. Glass in these units faces east and south over water, so low sun picks out every mark. A squeegee is used where height allows, edges are buffed by hand, and the frame and sill are done before the glass so nothing runs back down.
The balcony floor, the railing glass and the door track are included where they can be reached safely from inside the unit. Building rules often prohibit anything hanging over the edge or water running off a balcony, and we follow them. The outside face of the window wall belongs to the building contractor, not to us.
